TRANSFER DEEDS

A GRANT DEED is a transfer of title that implies certain promises by the grantor about the title of property. This is the most commonly used kind of deed.

A LIS PENDEN is a notice of pendency of an action (a lien) in which a real property claim is alleged. By real property claim it means that there is cause of action (allegations in a lawsuit) being plead against the property which would, if meritorious, affect (a) title to, or the right of possession of specific property. This type of lien will prevent to transfer of the property until the lien is lifted.
